The Royal Northern College of Music (RNCM) undertook a major decarbonisation programme while remaining fully operational, placing significant pressure on its existing building fabric to perform better, not just differently. With energy demand rising and long-term resilience a priority, a fabric-first approach sat at the heart of the strategy, with the roof identified as a critical opportunity to deliver meaningful and measurable thermal performance gains.

Riverside Mansions is a large-scale residential block in London with approximately 3,500 m² of flat roofing and 1,500 m² of communal walkways and balconies. The project required a roof retention refurbishment for a residential block, enabling the client, a chartered surveying practice with an established relationship with Garland UK, to move away from reactive repairs and escalating costs for the building owners.

The roof had last been refurbished around 14 years prior to Garland UK’s involvement. Despite ongoing patch repairs, persistent water ingress remained a concern. The client required a long-term, future-proofed solution that avoided full strip-out while delivering cost certainty and value for the asset.

As one of the UK’s most iconic and historically significant structures, Tower Bridge is a Grade I listed site that demands the highest standards in conservation, safety, and technical delivery. As part of a planned heritage maintenance programme, the client identified that three independent external ticket office roofs, located at the north and south approaches, had reached the end of their serviceable life. The original asphalt waterproofing, installed in the 1960s, had deteriorated and required replacement to ensure continued weatherproofing.

At Hambridge Industrial Estate in Newbury, Greenham Common Trust needed to act quickly to secure the future of one of its key commercial units. The asbestos cement roof was over 30 years old, leaking, and no longer safe.

The client had been working with Garland UK since 2015 and trusted us to deliver a long-term solution. With tenant agreements up for renewal, a durable roof refurbishment was essential to keep valued tenants in place. At the same time, the client wanted to cut electricity costs and strengthen the building’s energy performance by investing in solar.

Towers School in Ashford, Kent, embarked on the critical refurbishment of a core teaching block, where extensive roof failure was beginning to disrupt learning environments. In partnership with Richard Carré of Carré, an expert consultant and building surveying firm, Garland UK was appointed to deliver a complete building envelope solution, aiming to restore waterproofing integrity, improve thermal efficiency in line with regulatory targets, and reduce long-term energy costs through the integration of solar technology.

SC2 Water Park in Rhyl, a flagship leisure destination for Denbighshire County Council, faced an unexpected crisis when severe storms ripped off the original roof. With the previous manufacturer no longer trading, the Council needed an experienced, technically capable partner who could restore the site quickly and ensure it was protected for decades to come.

Already a trusted supplier to the Council, Garland UK was appointed to design and deliver a bespoke, long-term roofing solution capable of withstanding the demanding coastal environment and safeguarding this key community facility.

Located in Enfield, the Cavell Hospital is a key facility for Circle Health Group. Spanning over 1,000 square metres, the building’s existing mastic asphalt roof had reached a critical state of disrepair, causing water ingress and internal damage. Faced with a significant refurbishment challenge, Circle Health Group turned to its long-term partner, Garland UK, to deliver a durable and cost-effective hospital roof upgrade that aligned with stringent budget constraints and compliance standards.
